Welcome to 22 Cleaning Service. By booking our services or using our website, you agree to these Terms of Service. Please read them carefully.

1. Services

22 Cleaning Service provides residential and commercial cleaning services in Kuala Lumpur and Selangor, Malaysia. Our services include but are not limited to:

  • House cleaning
  • Deep cleaning
  • Move-in/move-out cleaning
  • Post-renovation cleaning
  • Office and commercial cleaning
  • Spring cleaning and event cleanup
  • Hourly maid services

2. Booking and Appointments

2.1 Booking Process

Bookings can be made via WhatsApp, phone, or our website contact form. All bookings are subject to availability and confirmation by our team.

2.2 Confirmation

A booking is confirmed only after you receive written or verbal confirmation from our team. Confirmation includes agreed date, time, scope of work, and pricing.

2.3 Access

You must ensure our cleaning team has access to your property at the scheduled time. If access cannot be provided, cancellation fees may apply.

3. Pricing and Payment

3.1 Quotes

Quotes are provided based on information you supply. Final pricing may be adjusted if actual conditions differ significantly from described.

3.2 Payment

Payment is due upon completion of service unless otherwise agreed. We accept cash, bank transfer, and online payment methods.

3.3 Additional Charges

Extra charges may apply for services beyond the agreed scope, excessively dirty conditions, or additional time required.

4. Cancellation and Rescheduling

4.1 By Customer

  • 24+ hours notice: No charge
  • Less than 24 hours: 50% of quoted price may apply
  • No-show: Full charge may apply

4.2 By 22 Cleaning Service

We reserve the right to cancel or reschedule due to unforeseen circumstances. We will provide as much notice as possible and offer alternative dates.

5. Customer Responsibilities

You agree to:

  • Provide accurate information about your property and cleaning needs
  • Ensure safe access to your property
  • Secure valuables, cash, and important documents
  • Inform us of any hazards or special conditions
  • Provide working utilities (water, electricity) as needed
  • Secure pets during cleaning

6. Our Responsibilities

We commit to:

  • Provide trained, professional cleaning staff
  • Arrive on time for scheduled appointments
  • Perform services as agreed
  • Use appropriate cleaning products and equipment
  • Treat your property with care and respect

7. Satisfaction Guarantee

We strive for your complete satisfaction. If you are not satisfied with any aspect of our cleaning:

  • Report concerns within 24 hours of service completion
  • We will return to address specific issues at no additional charge
  • Re-cleaning is limited to originally agreed scope of work

8. Liability and Damages

8.1 Our Liability

We carry insurance to cover accidental damage caused by our staff during service. Claims must be reported within 24 hours of service.

8.2 Limitations

We are not liable for:

  • Pre-existing damage or wear
  • Damage from inherent product defects
  • Items not reported as valuable or fragile
  • Stains or marks that cannot be removed with standard cleaning
  • Damage to items left in pockets or hidden areas

8.3 Valuables

Please secure cash, jewelry, important documents, and irreplaceable items before our team arrives. We are not responsible for loss of unsecured valuables.

9. Health and Safety

Our cleaners will not work in conditions that pose health or safety risks. If hazardous conditions are found (biohazards, structural issues, etc.), we reserve the right to cease work.

10. Non-Solicitation

You agree not to directly hire our cleaning staff outside of our service for a period of 12 months following your last booking.

11. Governing Law

These Terms are governed by the laws of Malaysia. Any disputes will be resolved in the courts of Malaysia.

12. Changes to Terms

We may update these Terms periodically. Continued use of our services after changes constitutes acceptance of the new Terms.
